You might be surprised to hear it, but I actually think the question of trying to sell a house on your own is reasonable.
How can you decide if it’s worth it to try and save on real estate commission costs?
People always ask me if they should sell their house on their own and save on real estate commission costs. I actually think it’s a fair question, and I would say it depends. That probably sounds pretty shocking, since I’m a real estate agent with a real estate company!
What I will say is that if you pick the wrong real estate agent, it might actually be smarter to sell on your own. They might fumble up the process more than if you did it yourself. Some of you might have experienced this before!
For example, you might be able to take better photos of your home or respond quicker to inquiries than a real estate agent would. That’s why we’ve designed our company to change the way the process is done, from a part-time side hobby where they don’t respond to you and take pictures with their iPhones, to one of a full-time career with a professional business behind it.
We have a marketing plan, a negotiating plan, and processes in place to make sure the closing happens. It’s like walking into a well-run doctor’s or attorney’s office – it’s going to run a lot better if it’s run as a team.
So does it makes sense to sell your own home and save the commission? Studies from the National Association of Realtors showed that 83% of homes that were listed for sale by owner ended up not selling, and they end up having to hire a real estate agent. Even then, sometimes it still doesn’t work out.
You wouldn’t perform surgery on yourself, would you?
In fact, in most MLS’s, 50% to 54% of properties don’t sell the first time around. Selling on your own is a lot like performing surgery on your own – probably not a good idea. It’s a very valid question and one that we take to heart, and it’s why we’re going to do more to net you more money than you would if you decided to sell on your own.
